Whatever the reason for selling your home, it's important to list your home with a real estate professional. Why? Because 3 factors are going to sell your home; price, presentation & promotion.
Let's first look at price. You want the best price you can get for your home, and yet it needs to be priced accurately. This means it needs to be priced according to the current market value. As your real estate professional I will conduct a CMA, a Comparative Market Analysis on your home. This is done by looking at recent sales of comparable homes in your neighborhood, as well as listings of similar homes currently for sale. Remember, the first 30 days that your home is on the market are critical. That is when you'll see the greatest interest from both potential buyers and real estate professionals. Homes priced fairly sell more quickly.
Presentation matters! Curb appeal is the first selling point of any home. Trimmed hedges, fresh paint and a welcoming entry will really make a difference. Don't risk having a potential buyer just drive by! Once inside, the goal of the showing or open house is to get potential buyers to see themselves living in your home. This means de-personalizing the spaces! Take down family photos, the kids' art work, and remove any unnecessary clutter in rooms and on counter tops. Kitchens and baths sell homes. They are the rooms that "work harder" than any other rooms, and get the most attention from potential buyers.
Promotion sells. What good is it to have a terrific home, priced fairly, if nobody knows about it? This is the age of the internet! Ninety percent of homebuyers start their search on line.
